FAQ

Q: How can a home owner recognize when a roof has problems?
A: Typically, roof problems are discovered after leaking or other serious damage occurs. Periodic (once a year) inspections often can uncover cracked, warped, or missing shingles and tiles, loose seams, deteriorated flashings, excessive surface granules accumulating in the gutters or on the ground, and other visible signs of roof problems. Also, most any tile or shingle roof 10 years of age or older will require some maintenance. Flat roofs should have maintenance around 5 years of service. Indoors, you should look for cracked or peeling paint, water stained ceilings, or peeling wallpaper as signs of possible water entry. Outdoors, look for stains under the overhangs, especially at valleys. Glendale Roofing offers an inspection service to help evaluate your roofing needs.

Q: My roof leaks. Do I need to have it replaced completely?
A: Not necessarily. Leaks can result from flashings that have come loose or a section of the roof being damaged. A complete roof failure however, generally is irreversible and may be a result of improper installation or design, choice of materials, or the roof installation simply is inappropriate for the home or building. Q: What are my options if I decide to re-roof?
A: You have two basic options. You can choose a complete or partial replacement of the roof, involving a tear-off of your existing roof, or
Re-roof over the existing roof, either the entire roof or in part. If you have already had one re-roof installed over your original roof, a roof removal will be necessary.

Q: If you tear off the old roofing, will you also need to replace the wood decking boards?
A: Many homes in the Phoenix area that were built in the ‘60s and ‘70s used a grade of plywood that may weaken significantly over time. It is not always possible to determine the extent of this weakening until the existing roofing materials are removed. Some of these homes may require all new plywood if the problem is severe but this is not very common. Homes built prior to the ‘60s likely have the older style 1"x8" decking boards. This type of deck usually has some large knot holes that may cause some of the boards to crack and those will require replacement. We recommend budgeting additional funds for wood replacement when you plan for your new roof. Although we cannot tell you exactly how much wood will need to be replaced until the roof deck is exposed, Glendale Roofing can offer assistance in setting a budget range based on our past experience, leakage history of your home and a visual inspection.

Q: How long can I expect my roof to last?
A: Most new roofs are designed to provide a useful life ranging from 20 to 50 years. Some roof types such as slate, clay & concrete tile and certain metal (e.g. copper) roofs can last longer. Most low sloped roofs (patios, Arizona rooms, etc.) are designed for 10 to 15 years life spans. Actual roof life span is determined by a number of factors, including local climactic and environmental conditions, proper building and roof system design, material quality and suitability, proper application and adequate roof maintenance. Roofing product manufacturers offer a variety of warranties on their products.

Q: What will a new roof cost?
A: The price of a new roof varies widely depending on such things as the materials selected, removal vs. overlay of existing roof, type of fasteners for the shingles (nails vs. staples), type and height of building, amount of decking replaced, and ease of access. Q: How can I determine which roof will be the most cost effective?
A:For each roofing material there are different grades and corresponding prices. There are also a variety of colors, styles and shapes. Glendale Roofing will assist you in making a choice based on your budget and will help determine the best value for your needs.

Q: What styles and colors do you offer?
A: Since Glendale Roofing is an approved applicator of all the major roofing manufacturers’ products, we have a wide variety of colors and styles to choose from. We have access to materials from virtually all manufacturers, so we are able to meet all your roofing needs.

 

 

 

Q: What type of warranty does Glendale Roofing offer on your roofing installations?A: Depending on the type of roof you purchase, the manufacturers’ warranties will vary. Normally, the material warranties are from 10 years to 50 years. The Glendale Roofing workmanship warranty can last from 2 to 10 years, depending on the type of roof purchased.

Q: How can I get samples of your products?
A: An estimator can come out to your home and help you determine what style of roofing would be best for your home and budget. They can provide samples of our products.

Q: OK, I have decided to replace my roof. How do I prepare for the work?
 A: We recommend removing all loose items from walls and shelves that may suffer damage if dislodged, especially if your job involves a roof removal. A good example would be your Great-Grandmothers china displayed on a plate shelf in your kitchen! The ongoing work may cause enough vibration to shake these items down. While we are careful, keep in mind we are moving items around on your roof that can weigh in excess of 100 lbs, so some shaking and vibration will occur.
